The Land Development Division is one of three divisions within the Growth Management Department.  The Division is currently comprised of three sections:

• County Engineering
• Current Planning
• Processing

OUR MISSION
To identify current and future land uses and public facilities needed through research, professional planning applications, and public participation in order to provide for sustainable growth and development that will preserve and enhance the quality of life of the citizens of Polk County.

The "Planner-on-Call" is a customer service provided by the Growth Management Department to ensure that staff is always available to answer questions and assist citizens regarding the County's Comprehensive Plan, Land Development Code (LDC) and other planning topics. A staff member is available to meet with citizens who walk in the office, call on the phone (863-534-6084), or submit questions by fax (863-534-6021), between the hours of 8:00 a.m. to 5:00 p.m., Monday through Friday or send an email here. While it is advisable to schedule appointments to discuss large development projects, a staff person is always ready to answer questions and assist citizens.

Current Planning Section:
This section  works to insure that lands within the County are used/developed for the overall benefit of the community in accordance with the Comprehensive Plan, land development regulations and state requirements.
 
Engineering Section:
This Section houses the County Engineer as well as the County Surveyor, and reviews development plans, and plats in accordance with the Land Development Code (LDC) and other development codes. In addition, this section reviews development construction plans, and plats for residential subdivisions and commercial sites in accordance with the LDC and other development codes.  The Engineering Section also makes flood zone determinations, files Elevation Certificates, and administers the FEMA Nation Flood Insurance Program.

Processing Section
This section processes applications for variances for the BOA, Levels 3 and 4 Development Plans for the Planning Commission and the BoCC; coordinates subdivision plans; non-residential site plans; plat reviews and maintains records of development actions.
